Rocket Mortgage Home Equity Loan Review: No HELOC, a $45K Minimum and What to Get Instead

Searched for a Rocket Mortgage HELOC? There isn’t one. Rocket’s only home equity product is a fixed-rate home equity loan: one lump sum, a $45,000 minimum and a credit score of 680 or higher.

So if a line of credit is what you were after, check your rate with Figure first. The rate check is a soft pull and funding can happen in as few as five days. Then get a second quote on a HELOC from Upstart Home Lending, where you could qualify with credit scores starting at 600.

Rocket Mortgage home equity loan vs. Figure and Upstart Home Lending

Here’s how the three line up on what actually decides it: the kind of product, how much you can borrow, the credit bar and whether you can see a price before you apply.

What Rocket Mortgage offers

Rocket Mortgage is the company you probably remember as Quicken Loans. The name changed in 2021, and the home equity loan launched in 2022.

It’s a closed-end loan. You get the whole amount at closing, the rate is fixed, and you pay it back in the same monthly payment for the life of the loan.

Terms vary, and reviewers report 10 to 20 years.

Loans run from $45,000 to $500,000 ($10,000 minimum in Michigan). You need a 680 credit score to get in the door, and the share of your equity you can borrow goes up as your score does.

So where’s the HELOC?

There isn’t one. Rocket’s own earnings reports describe a home equity loan and nothing else. A few third-party sites say Rocket has a HELOC, but none of them point to anything from Rocket that backs it up.

And if a site quotes you a “Rocket HELOC” rate? Be skeptical.

The catches with Rocket’s home equity loan

The $45,000 minimum

This is the one that knocks out a lot of people. Say you need $20,000 for a new roof. Rocket can’t lend you $20,000, because the smallest loan is $45,000, so you’d be borrowing $25,000 you don’t need and paying interest on all of it.

Example: a $20,000 roof
Rocket home equity loan
You need$20,000
Smallest loan$45,000
Extra you borrow$25,000
Every 1% of interest on the extra$250 a year
HELOC from Figure
You need$20,000
Smallest lineAbout $15,000
Extra you borrow$0
Every 1% of interest on the extra$0

HELOCs from Upstart Home Lending run from $26,000 to $250,000, and you have to draw at least 80% of the line at closing. On a $26,000 line that’s $20,800, which lands pretty close to a $20,000 project.

Need $45,000 or more anyway? Then the minimum doesn’t matter, and Rocket’s fixed rate is worth pricing.

The 680 credit floor

Rocket wants a score of 680 or higher. Below that, you’re out.

Figure’s minimum credit score varies by state, and Upstart Home Lending HELOCs are available for credit scores starting at 600. If you’re sitting at 640, those are the two to check.

No published rates

Rocket does not post its home equity loan rates. NerdWallet points out it does not even show sample rates.

That means you can’t compare it with anyone until you’ve applied and handed over your information.

Figure lets you check your rate with a soft pull, which doesn’t touch your credit score. The full application is a hard pull. But by then you’ve already seen the number.

Closing costs

You pay the closing costs on a Rocket home equity loan, and an appraisal may be required. Bankrate puts typical home equity loan closing costs at 3% to 6% of the loan. On the $45,000 minimum, that’s $1,350 to $2,700.

To be fair, the HELOCs aren’t free either. Figure charges an origination fee of up to 4.99%, and Upstart Home Lending’s origination fee is 0% to 4.99% of the approved credit limit.

HELOC vs. home equity loan: which one do you want?

A home equity loan hands you one lump sum at a fixed rate. Your payment stays the same every month until it is paid off.

That’s what Rocket sells.

A HELOC is a line of credit against your home, and the rate is usually variable, so your payment can move.

Here’s the part people miss. Figure gives you the full line at closing, and Upstart Home Lending requires you to draw at least 80% when the line opens. Neither one works like a credit card you dip into a little at a time, so either way you’re borrowing most or all of it on day one.

That makes the real question pretty simple. How much do you need, and what does your credit look like?

Who should pick which

Rocket fits if

  • You need $45,000 or more
  • Your credit is 680 or higher
  • You want a fixed rate and a fixed payment
  • You’re fine applying before you see a rate

Look elsewhere if

  • You need less than $45,000
  • Your credit is under 680
  • You want to compare rates before a hard pull
  • You were looking for a HELOC

Figure is the first one to check if speed matters. The rate check is a soft pull, funding can happen in as few as five days, and lines run from about $15,000 to $750,000 ($35,000 minimum in Texas). It isn’t available in Hawaii or New York. Check your Figure rate here.

Upstart Home Lending is the second quote. HELOCs from Upstart Home Lending run from $26,000 to $250,000 with 10 and 15 year terms, APRs of 6.52% to 18.00%1 and an easy online application. You could qualify with credit scores starting at 600. Just plan on drawing at least 80% of the line at closing.

The bottom line

Bottom line: Rocket Mortgage’s home equity loan is fine if you need $45,000 or more, your score is 680 or better and you want a payment that never changes.

Just know you won’t see a rate until you apply.

If you came here for a HELOC, Rocket doesn’t have one. Check Figure first, then get a second quote from Upstart Home Lending, and go with whichever gives you the better deal on the amount you actually need.

Rocket Mortgage Home Equity Loan FAQs

Does Rocket Mortgage offer a HELOC?

No. Rocket Mortgage’s only home equity product is a fixed-rate home equity loan paid out as one lump sum. Its own earnings reports describe the home equity loan and no HELOC. If you want a line of credit, check Figure or a HELOC from Upstart Home Lending.

Did Quicken Loans have a HELOC?

Quicken Loans is the old name for Rocket Mortgage. The company switched to the Rocket Mortgage name in 2021, and the home equity product it sells is a fixed-rate home equity loan. We couldn’t find anything from the company showing a HELOC under either name.

What credit score does Rocket need for a home equity loan?

680 or higher. The share of your equity you can borrow goes up as your score rises. If you’re under 680, Figure‘s minimum credit score varies by state, and Upstart Home Lending HELOCs are available for credit scores starting at 600.

What is the minimum Rocket home equity loan?

$45,000 ($10,000 in Michigan), and the maximum is $500,000. If you need less than $45,000, you’d be paying interest on money you don’t use, so a HELOC from Figure, which starts at about $15,000, is a better fit.

Does Rocket publish home equity rates?

No. Rocket doesn’t post rates or sample rates for its home equity loan, so you only see your rate after you apply. Figure shows your rate with a soft pull that doesn’t affect your credit score.

What’s the best alternative to Rocket for a HELOC?

Figure if you want speed: the rate check is a soft pull and funding can happen in as few as five days. For a second quote, check a HELOC from Upstart Home Lending, with APRs of 6.52% to 18.00%1, lines from $26,000 to $250,000 and credit scores starting at 600. You’ll have to draw at least 80% of the line at closing.

Origination fee to open an account is between 0% and 4.99% of the approved credit limit. The Annual Percentage Rate (“APR”) is variable and based on the Prime Rate as published in the Wall Street Journal “Money Rates” table plus or minus a margin.
