How Much Does Homeowners Insurance Cost?

The average homeowners premium was $1,569 a year in 2022, up 11.2% from the year before, according to the Insurance Information Institute, citing data from the National Association of Insurance Commissioners. Your own price can land well above or below that. It depends on where you live, what it would cost to rebuild, the age of the roof, your claims history and the deductible you choose.

Insurance is one of several costs that catch new owners off guard. We cover the rest in hidden homeowner expenses. If you are still shopping for a home, add an insurance quote to the list of things to consider when buying a house, because the premium for two similar homes a few miles apart can be very different.

What Homeowners Insurance Covers

A standard policy is built from six parts. Knowing them makes it much easier to compare two quotes line by line.

What it does not cover. Floods and earthquakes are excluded from standard homeowners policies and need to be bought separately. So is damage from wear and tear or neglected maintenance. A home warranty is a different product that covers appliances and systems when they break down from normal use.

Wind and hail were the largest source of homeowners claims in 2023 at 42.5%, followed by water damage and freezing at 22.6% and fire and lightning at 21.6%, according to the Insurance Information Institute. About 5.3% of insured homes had a claim that year, and the average payment was $20,062.

How Much Coverage Do You Need?

  • Dwelling limit. Base it on what it would cost to rebuild the house today, not on the market value or what you owe on the mortgage. Land does not burn down, and construction costs move separately from home prices.
  • Replacement cost or actual cash value. Replacement cost pays for new items. Actual cash value subtracts depreciation, so a ten-year-old couch pays out very little. Check which one each quote uses for your belongings.
  • Guaranteed or extended replacement cost. This pays to rebuild even when the bill comes in above your dwelling limit. Farmers offers it as an option.
  • Liability. Pick a limit that covers what you own. If your savings and home equity are higher than the liability limit, ask about an umbrella policy.
  • Deductible. A higher deductible lowers the premium, but only choose one you could pay tomorrow. That is one more reason to keep an emergency fund.

If you have a mortgage, think about what happens to the payment if you are not around to make it. Homeowners life insurance covers that gap, and it is a separate policy from the one that covers the house.

How to Compare Homeowners Insurance Quotes

  1. Pull out your current declarations page. It lists your dwelling limit, deductible and every optional coverage you have.
  2. Get at least three quotes for the same coverage. Use identical limits and deductibles on each so you are comparing price, not coverage. Start with a Farmers home quote.
  3. Ask about every discount. Insurers do not always apply them automatically.

  5. Check financial strength. An AM Best rating tells you whether the company can pay claims after a major disaster.
  6. Switch cleanly. Start the new policy on the day the old one ends, and tell your mortgage servicer if the premium is paid from escrow.

  • Claim free. Farmers applies it after three consecutive years without a claim.
  • New or renovated home. Newer construction and updated systems cost less to insure.
  • New roof. Liberty Mutual lists a discount for it, and Farmers has one for UL-approved roofing.
  • Protective devices. Fire alarms, security systems, sprinklers and smart home monitoring.
  • Payment. Autopay, paperless documents and paying the year in full.
  • Early shopper. Liberty Mutual offers one for quoting before your current policy expires.

When Bundling Home and Auto Pays

Bundling works because the discount applies to both policies. Farmers says you can save 10% or more by bundling home and auto, depending on where you live. On two policies that together cost a few thousand dollars a year, that adds up quickly.

Farmers also reports that new customers who switched and bundled home and auto saved an average of $1,232 a year.* That is a survey of customers who switched and saved, so treat it as a reason to get the quote, not as a promise. The same footnote applies as on the Farmers card above.
