Achieve HELOC Review 2026: Fixed Rate, but Check the Closing Costs

A fixed-rate HELOC from $15,000 to $700,000 in 31 states. Here is what it costs to open and who should look elsewhere.

The Achieve HELOC is a fixed-rate home equity line of credit with lines from $15,000 to $700,000. It’s a good fit if you want a fixed APR, you live in one of its 31 states, and you can use the whole approved amount right away, like consolidating debt.

Before you apply, know the one thing that catches people. You take the full approved amount in your first draw, so interest starts on all of it, and closing costs run from $750 to $10,304.

  • Good fit if you want one fixed APR, you live in one of Achieve’s 31 states, and you can use the full approved amount right away.

  • Look elsewhere if you want to draw a little at a time, you’re borrowing a small amount (even the $750 low end of the closing costs is 5% of a $15,000 line), your credit is under 600, or your state isn’t on the list.

Figure says it can fund in as few as 5 days on loans of $400,000 or less. Achieve’s own page puts its average at 10 to 12 business days.

What it costs to open, in dollars

Closing costs are the part people don’t see coming, so here is the formula in dollars for four line sizes.

Line you’re approved forOrigination at 4.0%UnderwritingFormula totalAgainst Achieve’s stated range
$15,000$600$725$1,325Inside $750 to $10,304
$50,000$2,000$725$2,725Inside $750 to $10,304
$100,000$4,000$725$4,725Inside $750 to $10,304
$150,000$6,000$725$6,725Inside $750 to $10,304

Our arithmetic from Achieve’s stated terms, rounded to the dollar. Origination = line times 4.0%. Formula total = origination plus the $725 underwriting fee. Achieve says these fees apply only where state law allows.

Achieve’s pages give two origination caps: up to 4.0% in the legal footnote on its HELOC page, and up to 3.50% in its Affiliated Business Arrangement disclosure. The table uses the higher one.

Achieve’s own range for total closing costs is $750 to $10,304, depending on line amount and state law. Ask for your closing costs in writing before you accept.

A second quote is how you find out whether those closing costs are competitive for you, so check your rate with Figure and put the two fee lines side by side.

There’s no monthly payment example here, because Achieve’s pages say each period is fully amortized but don’t show how payments work during the 5 year draw period. You won’t see your own APR until you check your rate.

How the Achieve HELOC works, step by step

  1. 1Check your rate

Apply online or with a Mortgage Advisor. A decision can come back in as little as 2 minutes, and checking doesn’t involve a hard credit pull.

  2. 2Get your home valued

Achieve uses an automated valuation system. In most cases a full in-person inspection isn’t necessary.

  3. 3Close

Closing fees run from $750 to $10,304, depending on your line amount and state law.

  4. 4Take the full amount in your first draw

You get the full approved loan amount at once. Achieve’s page says as fast as 5 days once you’re approved, and puts the average at 10 to 12 business days.

  5. 5Pay down and borrow again for 5 years

During the 5 year draw period you can pay the balance down and borrow it again, up to your limit. The rest of your 10, 15, 20 or 30 year term is a no-draw period, and each period is fully amortized.

What you need to qualify

The 6.10% APR in Achieve’s headline comes with conditions. Here they are as Achieve states them.

  • 10 year term

  • FICO score of 700 or higher

  • Combined loan-to-value (CLTV) of 40% or less

  • Debt-to-income ratio (DTI) of 15% or less

  • Autopay enrollment (ACH opt-in). It isn’t required to get the loan, but the lowest APR assumes it

  • Line over $35,000 up to $150,000

If that doesn’t sound like you, expect a higher APR. To qualify at all, this is what Achieve asks for.

  • A credit score of at least 600. Your line amount is assigned on credit score, DTI and CLTV.

  • CLTV limits from 75% to 90%, set by credit score and property type, and DTI up to 50%.

  • An owner-occupied home. Property insurance is required, flood insurance may be required, and your home is the collateral.

  • A home in one of 31 states. Achieve puts that at nearly 80% of the U.S. population, and its license list names Alabama, Arizona, Arkansas, California, Colorado, Florida, Georgia, Idaho, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maryland, Michigan, Minnesota, Montana, Nebraska, New Jersey, New Mexico, North Carolina, North Dakota, Ohio, Oklahoma, Oregon, Pennsylvania, Tennessee, Texas, Utah and Washington. A license list isn’t a promise your address qualifies, so check your state on Achieve’s application.

How fast it funds

Achieve’s HELOC page says application-to-funding takes as fast as 5 days once you’re approved. A few lines later, the same page puts the average at 10 to 12 business days, so plan on about two weeks and treat 5 days as the best case. If you’re up against a deadline, ask for the timeline in writing.

Figure says it can fund in as few as 5 days on loans of $400,000 or less, and that it may take longer otherwise, so if speed matters, get a quote from Figure and compare the timelines.

1 Terms shown here are subject to change without notice. APRs for initial advances range from 6.52% to 18.00% based on rates offered as of June 2026. The lowest rate is only available to consumers willing to become a member of a credit union and to those who meet a minimum FICO score of 780, CLTV under 70%, and DTI under 45%. Your actual rate will depend on many factors such as your credit history, combined loan-to-value ratio (CLTV), line amount, loan term, lien position, and property state. Origination fee to open an account is between 0% and 4.99% of the approved credit limit. The Annual Percentage Rate (“APR”) is variable and based on the Prime Rate as published in the Wall Street Journal “Money Rates” table plus or minus a margin. Your APR will never be less than 3.99% or greater than 18.00%. Property insurance is required.

2 A Home Equity Line of Credit has a variable rate. The APR may change, but the APR that will apply to each draw will be fixed on the date the draw is made. Your APR will be the Prime Rate at the time of draw plus a margin fixed for the life of the HELOC.
